MLS, or Multiple Listing Service, is a database for real estate agents to share property listings. Listing your home on the MLS increases its exposure to thousands of agents and buyers. Your property also appears on major sites like Zillow, Redfin, Realtor.com, Trulia and many more through the MLS automatic syndication.
Listing your home on the MLS for a flat fee gives you the same professional exposure as a traditional 6% REALTOR®—you’re simply paying less for it. We are licensed REALTORS® and a Florida brokerage, so your listing appears exactly like every other property on the MLS.
You pay a low flat fee upfront to list, and only 1% at closing if the property sells. There is no commission due if your home does not sell.
You also have full flexibility on buyer representation. If you sell directly to a buyer without an agent, you do not pay a buyer’s agent commission. If a buyer’s agent brings a buyer, you decide whether to offer a commission—and how much to offer—at closing.
This option is ideal for For Sale By Owners and property owners who want full control, professional MLS exposure, and maximum savings.

The 1% success fee is only paid if your home sells and supports everything that happens from listing to closing. Like any licensed brokerage, we have ongoing operating costs—including MLS and website subscriptions, marketing systems, transaction coordination, compliance requirements, insurance, and taxes.
This structure keeps our incentives aligned with yours: we only get paid when you succeed, and at a fraction of the cost of a traditional listing commission.
The 1% allows us to provide professional broker support and transaction oversight while still saving sellers thousands compared to the standard 5–6% model.
The upfront $295 flat fee covers the real costs required to get your property professionally listed and live on the MLS. This includes listing coordination, MLS setup and compliance, administrative processing, and—when selected—printing and shipping your For Sale sign and lockbox.
This fee is not profit-driven. It allows us to cover hard costs and labor involved in launching and managing your listing properly. It also ensures that only serious sellers move forward, which lets us maintain service quality and quick turnaround times.
If your home does not sell, there is no additional fee beyond the upfront flat fee.
Listing your home on the MLS greatly increases its visibility, but it doesn’t automatically guarantee a sale. You can improve your chances of attracting buyers by setting a competitive price, showcasing your home’s best features, and responding promptly to inquiries.

Yes, we put your contact info on the MLS for agents to call you if they have questions.
Your phone number is displayed directly on your For Sale sign. If buyers contact us by phone or email, we immediately provide them with your information so they can reach you directly. Our phone system also forwards inquiries to your number, and your contact details are visible on your online listing as well.
Agents will either deliver a copy to you or email us a copy and we will forward to you. We can help by reviewing, providing input and sending documents for electronic signatures.
Yes, you may cancel your listing at anytime, unless your home is under contract.
No. Only a licensed REALTOR® who is a member of the National Association of REALTORS® (NAR) and the local MLS board can post listings on the MLS. Homeowners cannot list properties directly without going through a licensed REALTOR®.
Yes — you only pay the flat fee upfront in order to list your home plus 1% at closing once and if the property sells. There are no additional or hidden fees.
The buyer’s agent and the title company handle most of the transaction paperwork, but we’re always available to guide and assist you throughout the process.
Many sellers already take advantage of flat fee MLS listings, but some simply haven’t heard of the option or assume there must be a catch. Not at all. Your listing appears exactly the same as every other property on the MLS. The fee you pay us to list your home is never shown on the MLS.
You’re not required to offer a commission, but we strongly recommend it. A buyer’s agent commission is the amount you agree to pay an agent who brings you a qualified buyer. It is fully negotiable and you can just ask them to write that fee on their offer. In FL, a competitive rate for buyer's agent commission is typically between 2% and 3% of the sale price. The higher the incentive, the more likely agents are to show your home to their clients.
Since we will be forwarding all calls to you, there is a good chance that a buyer with no realtor calls you directly, meaning that, If you find the buyer, you pocket that buyer's agent commission as well.
